We sold the house!!

We finally sold the house...so yay to no more open houses! Now we are in full packing mode and it's tiring but so worth it. In the mean time we are renting a condo in Newport Beach (yay to cooler summers) and looking for a house to buy in Coto de Caza. While we don't care for the stigmatism of living in "Coto", it's the best area to buy per square foot and we are looking to flip the next house. So our goal is buy a cheap foreclosure, fix it up a tad and sell it, and bank a few bucks. There are definitely some great buys and pocket listings in Coto if you can find them.

Our rental in Newport is fantastic (see picture of the rental to the right). It's above Spyglass Hill and a wonderful cool breeze comes off the ocean each night. It's 3 bedrooms and has 2.5 baths. It kinda has a Cape Cod kind of feeling. While it needs a little clean up (new paint, carpet and door hardware/fixtures are going in this week) it is going to be perfect for us, especially since it is only $1,400 a month. This will allow us to save $3,700 a month compared to our house payment now. Plus the house is smaller and this will allow us to travel easily in the summer (we already have a ton of vacations planned)...so when we think about it, we won't be there in the rental that much. It will be fun though to go to new restaurants, take new walks around the area, and to meet new people in the area.

Next up: More packing, getting rid of a lot of furniture that we have now, Dr. Saggar appointment next week, rental cleanup and the big move (on May 15th)!
